Almost every page about Oklahoma down payment assistance calls it a grant. OHFA's own paperwork does not. That one word changes what you owe when you sell.
The word that is wrong on most Oklahoma pages
Search Oklahoma down payment assistance and you will be told, repeatedly, that OHFA gives you a grant. It does not. The document you sign is titled, in OHFA's own words, a "Homebuyer Down Payment Assistance Program SUBORDINATE MORTGAGE, Payable at Maturity or Earlier Prepayment Event."
In plain terms: it is a second mortgage at 0% with no monthly payment, and the balance comes due when you pay off the first mortgage, sell, or refinance. There is no forgiveness schedule and no burn-down. Nothing is written off because you stayed five years.
That is still a good deal — 3.5% of your loan amount, with nothing to pay monthly, is real help. But a buyer who believes it is a grant and plans to sell in three years gets a surprise at closing. The full detail.
